These Terms and Conditions govern the use of the services provided by Tra Mari e Monti (“we,” “us,” or “our”) located in Cecina, Livorno, Italy. By booking a stay or using our website and services, you agree to comply with and be bound by the following terms and conditions. Please read these terms carefully. If you do not agree to these terms, please refrain from using our services.

1. Booking and Payment Terms

Booking Process: Reservations can be made via our website, email, or phone. All bookings are subject to availability and will be confirmed upon receipt of the required deposit. Accurate information must be provided during the booking process.

Deposit: A non-refundable deposit of 30% of the total stay is required to secure your reservation. The remaining balance must be paid in full upon arrival. We accept payments via credit card, bank transfer, or cash.

Pricing: Prices for stays may vary depending on the season and the length of stay. All prices include utilities such as electricity, water, and Wi-Fi. Additional services like extra cleaning may incur additional charges.

2. Cancellation and Changes

Cancellation Policy: You may cancel your reservation up to 14 days before the check-in date for a full refund of the deposit. Cancellations made within 14 days of check-in will result in the forfeiture of the deposit.

Changes to Reservations: Any changes to your reservation, such as changing dates, must be requested at least 7 days before the check-in date. Changes are subject to availability and may incur additional charges.

3. Check-In and Check-Out

Check-In: Check-in begins at 3:00 PM. Early check-in may be possible, subject to availability and additional charges. Please inform us in advance if you would like to request an early check-in.

Check-Out: Check-out must be completed by 11:00 AM on the day of departure. Late check-out requests are also subject to availability and additional fees.

4. House Rules

Smoking: Smoking is strictly prohibited inside the apartments. A cleaning fee will be charged if smoking is detected in any of the units.

Pets: Pets are not allowed on the premises unless otherwise agreed upon. Exceptions may be made for service animals with prior notification and approval.

Noise: Guests are expected to maintain a respectful level of noise, particularly during quiet hours from 10:00 PM to 8:00 AM. No parties or loud music are permitted.

Occupancy: The number of guests allowed to stay in each apartment must not exceed the number specified in the booking confirmation. Additional guests may result in extra charges or cancellation of the reservation.

5. Responsibilities and Damages

Damage to Property: Guests are responsible for any damage to the apartment or its contents during their stay. Any damages must be reported immediately, and the costs for repairs or replacements will be charged to the guest.

Security Deposit: In certain cases, a refundable security deposit may be required upon check-in. This deposit will be returned after the stay, provided no damage has occurred and the apartment is left in good condition.

Personal Belongings: Tra Mari e Monti is not responsible for the loss or theft of guests’ personal belongings. We recommend locking doors and windows when leaving the apartment unattended.

6. Cleaning and Maintenance

Cleaning: Apartments are provided clean and ready for your stay. Guests are expected to leave the apartment in a similar condition at check-out. For stays longer than a week, a weekly cleaning service is included. Additional cleaning services are available upon request and may incur extra charges.

Trash Disposal: Guests are responsible for disposing of their trash in designated areas. Accumulation of trash inside the apartment is not permitted.

7. Services and Facilities

Wi-Fi Access: Free Wi-Fi is available in all apartments. Guests are expected to use the internet responsibly and in accordance with local laws. Tra Mari e Monti will not be held liable for any disruptions to the service.

Parking: Parking may be available upon request. However, Tra Mari e Monti does not take responsibility for the security of vehicles parked on or near the premises.

8. Privacy and Data Protection

Your personal data will be processed in compliance with our Privacy Policy and applicable laws, including the General Data Protection Regulation (GDPR). By making a booking, you consent to the collection and use of your data for the purposes of managing your reservation and providing our services.

9. Liability

Tra Mari e Monti is not responsible for any accidents, injuries, or illnesses that occur while on the premises or during the use of our facilities. Additionally, we are not liable for any loss of personal belongings or valuables. By accepting these terms, guests agree to use the property and facilities at their own risk.

10. Force Majeure

Tra Mari e Monti shall not be held liable for any failure or delay in the performance of our obligations under these Terms and Conditions due to events beyond our reasonable control, including but not limited to natural disasters, government actions, or other unforeseen circumstances.

11. Governing Law and Jurisdiction

These Terms and Conditions are governed by the laws of Italy. Any disputes arising out of or related to these terms shall be subject to the exclusive jurisdiction of the courts in Livorno, Italy.

12. Changes to Terms and Conditions

Tra Mari e Monti reserves the right to modify these Terms and Conditions at any time. Any changes will be effective upon posting on our website. It is your responsibility to review the terms periodically.
